Parilon’s platform combines its Smart Fire Door Device with Sensorite Asset Management Software to create a centralised system for monitoring fire doors and maintaining digital inspection and maintenance records.
The company says the technology is intended to address a gap between periodic inspection and the day-to-day condition of fire doors, which can be affected by use, damage, maintenance activity or changes to a building.
The Smart Fire Door Device is an IoT device fitted to fire doors that, according to Parilon, monitors door condition and provides real-time alerts and daily reporting. Sensorite brings this information together with inspection and maintenance records, allowing users to view the status of individual doors alongside their existing compliance information.
Parilon says Sensorite creates a continuous digital record for each fire door, bringing monitoring data together with inspection and maintenance information so that records can be accessed and audited across a property or wider portfolio.
The approach could be particularly relevant in the UAE, where high-rise residential, commercial and mixed-use buildings can contain large numbers of fire doors forming part of a building’s passive fire protection strategy. UAE fire-safety requirements place responsibility on building owners and other relevant parties for maintaining fire-safety systems and equipment in an operational condition.
Parilon estimates that between 3.4 million and four million fire doors are installed across the UAE. The company argues that the scale of the installed estate makes manual and paper-based approaches increasingly difficult to manage, particularly for organisations responsible for multiple properties.
Rather than replacing physical inspection and maintenance, the platform is positioned as a way of adding continuous monitoring and digital record-keeping between those activities.
Parilon is now targeting housing providers, facilities management companies, asset owners and commercial landlords as it seeks to expand the use of the platform in the UAE.
The development reflects a wider move towards using connected technology to support the management of passive fire protection – moving beyond documenting the condition of an asset at a particular point in time towards having more readily available information between scheduled inspections.
